Victoria Park Residences

Over 100 apartments on Victoria Park Road, Kelvin Grove, home to a mixed bunch of people — families and students, first-home buyers and retirees, long-timers and brand new arrivals.

Handy for just about everything: QUT across the road, a primary school and a high school within a few minutes’ walk, and the new Olympic stadium rising next door in Victoria Park.

How the building works

Body corporate

Every lot owner, automatically. Votes on levies, by-laws and major decisions at general meetings.

Body Corporate Committee

Volunteer owners elected each year to decide routine matters between general meetings.

Body corporate manager

BCsystems. Administers the scheme — levies, insurance, records and meeting notices. Does not decide.

Leasing agent

Acts for the owner on tenancy matters. An outside agency for some apartments, the on-site letting desk for others.

Building manager

On site for common property — cleaning, maintenance, access and first response when something goes wrong.
